A Comparison of Kalea Bay, Bonita Bay and Park Shore

My name is Sean Lorch, as a real estate agent who services these 3 prestigious communities, I thought it would be useful to share the things I have learned over the years. Below are the notable things I've observed:

•I have seen a Park Shore resident move to Kalea Bay only to move back to Park Shore shortly thereafter due to missing the short walk to the beach that Park Shore lends itself to. (Park Shore is the only one of these three communities that is located directly on the beach.)

•I had a buyer whom I showed properties in Bonita Bay and Kalea Bay and they picked Kalea Bay as they liked the feel of Kalea better. 

•I've seen a Kalea Bay owner move out of Kalea Bay and into Bonita Bay as they liked the feel of Bonita Bay better. 

•I've heard a Kalea Bay owner say they like the views from Omega in Bonita Bay better as it is situated closer to the water.

All of these communities are world-class it's just a personal preference based on what community feels right to you and best matches up with your lifestyle. Bonita Bay is the largest of the community and has something for everybody while Kalea Bay is the smallest community and seems to have the most to do for kids. Park Shore is all about living on the sand.

•Onsite restaurants, ice cream shop

•Kids pool, & game room

•Tennis and pickleball program with onsite pro

•Beach Club available for an additional fee

•Great views of the bay and gulf

•Activities coordinator, always something to do whether it's cards, yoga, mahjong, bridge, poker, game night etc

Kalea Bay Cons

•The beach is not within walking distance for the average person

•No single-family homes available, condos only

•All the condos are basically the same size, 3,200-3,300 square feet

•All Bonita Bay Residents are members of the Bonita Bay Beach Club (shuttle service provided, no additional membership required)

• Low-density community with 2,400 acres over 1/2 of which will never be built on. 

•Expansive views of the golf courses, preserve areas, Estero Bay and Gulf of Mexico

•Various size condos and single-family homes available

•New construction estate condos available in Omega (4,200+ sqft, 2 car enclosed garages underbuilding, 3 car enclosed garages for penthouses, completed in 2023, spectacular views)

•Highrise, lowrise and midrise condos available as well as villas and single-family homes

•12 miles of walking and bike paths (Bonita Bay residents only but no membership required)

•Onsite marina

•Robust tennis and pickleball program (sports membership required)

•Huge natural Croquet lawn (sports membership required)

•Activities coordinator, always something to do whether its cards, yoga, mahjong, bridge, poker, game night etc

•3 spectacular18-hole golf courses onsite, 2 additional 18 hole courses off-site (north Naples off of Immokalee, east of 75) about 1/2 hour drive

Bonita Bay Cons

•Sports membership required to play tennis, pickleball croquet and use the breezeway restaurant and main pool area

•Multi-year wait list for golf membership

•The beach is not walkable (shuttle available to all residents though)

•Walk to the beach or live directly on the sand

•Walk to numerous restaurants and boutique shops at Venetian Village

•Choice of highrise condos, lowrise condos and single-family homes. (highrise condos are directly on the beach)

•Short drive to downtown Naples

•Great views of the gulf and the bay

•Private concrete walking path just off the sand for Park Shore residents only. Almost 2 miles, perfect for walking the beach without getting sand on your feet. 

•5 private beachfront parks in between the highrise condo buildings with lush landscaping.

Park Shore Cons

•Tends to be the most expensive of the 3 communities although there are some less expensive options off the beach in some of the older buildings. 

•Absence of brand new condo buildings here. (Some new homes though)

•No activities coordinator

•No central amenities hub. Some of the condo buildings do have tennis and pickleball but many do not.
