What's it Like to Live in the Aria in Naples, FL?
The Aria residents I've personally spoken with appreciate being within short walking distance of both the beach and Venetian Village. The onsite property manager is also a big plus for the residents as someone is always there if you have a problem. Virtually all the condos in the Aria have super high-end finishes which residents love. Another point that has been made is that since the Aria is set back a bit from the sand it fared better than neighboring buildings in Hurricane Ian in September of 2022 sustaining relatively minor damage. Additionally, the Aria is the newest highrise condo building in Park Shore as it was built in 2006 and features high-level impact glass doors and windows unlike many of the nearby buildings. Residents are also able to build relationships with their neighbors who share similar interests. A big icebreaker for Aria residents to get to know each other is their dogs. Since 2 dogs are allowed in the Aria they can help each other out with dog sitting as needed.
What Amenities Does Aria Have?
Aria offers natural gas, BBQ area, private beach access, Park Shore promenade access, bike storage, billiards, fitness room, business center, pool, spa/hot tub, community room, electric vehicle charging stations, extra storage, guest suites, internet access, sauna, onsite property manager and vehicle wash area.
How Big are the Condos in the Aria?
The smallest condo in the Aria is the 05 stack and is 3,195 square feet. The largest size condo in the Aria, besides the penthouse units, is the 02 stack at 4,773 square feet. The penthouses are as large as 5,095 square feet. Variations of square footage are possible as some owners have converted lanais into under-air square footage.
Are Dogs Allowed at the Aria? If so, How Many?

Are Aria Owners Allowed to Rent out Their Unit? If so, What are the Rules?
Yes, Aria owners may rent out their unit up to 1 time per year with a 90 minimum lease.
Is Aria at Park Shore Considered to be a Good Building?
We believe Aria to be an excellent building as it was developed by the highly respected Lutgert Companies. Lutgert has also built several highrise condo buildings in the area. Additionally, the Aria was built in 2006 which is after Florida strengthened its building codes on March 1st, 2002. The Aria has impact-resistant doors and windows throughout the building.
Does Aria at Park Shore Pay Rent or Land Use Fees?
No, Aria does not. In fact, very few buildings in the Naples area pay rent or land use fees.
